Home Improvements / Additions
All exterior home additions, improvements, upgrades, or replacements must comply with national, state, and local codes and must be approved by the
Board of Trustees by way of the CV5 Management Office (732-350-0700).
The following home improvements must comply with all National, State, and Local Building Codes, and approval of the Board of Trustees. These
improvements / additions include but are not limited to:
Concrete / Pavers / Slate Walkways / Patio
Air Conditioning
Enclosed Porch / Patio Covers
Ramps / Railings
Patio Screen Rooms (cannot exceed 180 sq ft) Replacement Windows
Window / Door Awnings
Skylights / Solar Tubes

Shutters / Storm Doors / Garage Doors
Attic Fans
All maintenance of these additions / improvements are the responsibility of the homeowner.

Installation of concrete, paver, slate, or concrete square/disk walkways may not exceed three (3) feet in width.
Raised curbing or trim around in-ground garbage receptacles is prohibited.
All property not used for walks, driveways, plantings, and patios must be kept as lawn.
When not in use, hoses are to be removed from lawns, walks, and parking spaces. Lawns will not be mowed if hoses are left on the ground.
Irrigation Systems / Well and Pump Systems
Sprinkler systems connected to the public water supply must have a “check valve” installed to prevent contamination to the public water system.
The Community Association will not be responsible for sprinkler heads damaged by maintenance contractors during grass cutting or snow removal
operations.
Visiting children are not permitted to play, unsupervised, around grounds of any home other then where they are visiting.
Baseball, stickball, or other such games are prohibited on Village streets.
Visitors and children using Village/Clubhouse equipment, must be accompanied by a resident of Crestwood Village 5.
Trees/ Common Property
Common property adjacent to individual home owners property will be left in its natural state. Unit owners are not permitted to disturb the natural state of
the area by raking, removing soil, planting, landscaping, vegetation, or gardening. Placing of tables, benches, lawn furniture, barbecues, etc. on common
ground is prohibited.
It is prohibited to install any plantings which are designed to partition or divide one area from another or give a fence (row-like) appearance.
Solar Heating
Solar Heating Systems that require heat storage panels on the exterior of the building are prohibited.
Home Additions
All home additions must comply with national, state, and local codes and must be approved by the Board of Trustees by way of the CV5 Management
Office (732-350-0700).
Installation of shutters must conform in color to the siding and/or trim on the house.
Installation of gutters, leaders, downspouts must conform in color to the siding and/or trim on the house.
Building additions such as storm windows, doors and patio covers/enclosures or any external installations must be white only. All maintenance of these
additions/improvements are the responsibility of the homeowner.
Installation of railings along the step or ramp area must not exceed a height of (3) three feet.
Any damage to the exterior or interior of the dwelling unit caused by or resulting from any construction, alteration, and/or use of electrical appliances, shall
be repaired by the owner at the owner’s expense. Should the owner fail or refuse to make repairs within (7) seven days after being requested to do so by
the Board of Trustees, the Association shall have the right to enter the premises, make the repairs and assess the unit owner for the cost of the repairs.
All wood shingles on the dwelling units shall remain in natural color.
Installation of railings along the step or ramp area must not exceed a height of (3) three feet.

Pets
(1) One domestic pet is permitted to occupy the premises. Dogs and cats are not permitted to run free at any time. Pets must be leashed with a leash not
exceeding (6) feet in length.
Pets are not permitted to be housed in the crawl space under homes.
Pets shall not be walked on any home lawn areas or in wooded groves adjacent or between buildings.
Pet droppings must be cleaned up immediately by the owner or the person walking the pet.
No home shall be used as a kennel or pet “storage” area.
Signs
No signs of any kind shall be permitted on the interior or exterior of any building, dwelling unit or grounds. A small unlighted sign containing the name of the
occupant of a unit is permitted.
Electronic Equipment
Televisions, stereo equipment, radios, home theater systems, and other related electronic equipment must be turned to a low volume after 11:00PM.
Short wave radio transmitters are not permitted in the Village without proper FCC licensing and special permission from the Board of Trustees.
DSL satellite dishes are permitted with authorization by the Board of Trustees by way of the Management Office.
Outside antennas are not permitted.

Miscellaneous
Power tools shall not be used before 8:00AM or after 8:00PM.
Storage sheds or other structures (dog houses, storage bins, etc.) of any kind are not permitted.
Peddlers or solicitors of any kind including flier distribution are not allowed in the Village. Please report violators to the Management Office (732-350-0700)

Commercial businesses is strictly prohibited from operating from any unit within Village 5.
Garage, yard, or whole house sales are prohibited. Estate sales are permitted with permission of the Board of Trustees by way of the Office.
Common Property

Foundation Planting
Plantings may be made between a walkway and building and in an area which is within (3) three feet of a building. However, care must be taken to provide
positive grading away from the structure and not trap or obstruct the flow of water away from the building by installing a border (scalloped blocks or bricks).
Of course, excessive watering should be avoided, not only for the plantings, but in addition, to prevent possible water seepage into the crawl space area.
2– Planting Area Groups
All types of plantings (other than foundation planting) may be made in groups provided: 1- Planting groups must be at least (10) ten feet apart.
2– Each planting group may be as small as one shrub/tree or as large as 200 square feet. There cannot be any grass cutting or maintenance within a
planting group.
3- Where desirable and practical, planting groups should be developed around existing trees

Drainage
It is very important that the proper drainage of rain water be maintained at all times. Therefore obstructing or altering the existing flow of ground water on
any portion of the property is prohibited. If you question that a contemplated planting group might create future water drainage problems, please contact
the management office.
To maintain Crestwood Village 5 as a beautiful and desirable place to live. To insure all residents are
treated fairly, the Board of Trustees has developed the following guidelines.
Parking / Traffic
With the exception of overnight guests (limit 2 nights), NO overnight parking on village streets, courts, cul-de-sacs, finger streets or access driveways will
be permitted. Additional temporary parking is available in the clubhouse parking lot with a parking permit from the Management Office.
No parking at anytime in front of mailboxes or fire hydrants or on lawns.
Speed limit in the Village is twenty (20) miles per hour. All STOP signs must be observed.
House and boat trailers, motor homes, or other attachable trailers may not park on the streets, courts, driveways, or private and/or common property
including the clubhouse parking lot.
Trailers and/or motor homes may park in driveways for loading / unloading. (maximum of 6 hours)
Trucks and vans with commercial registration or vehicles used for commercial purposes may not park in any home driveway, street, finger, court, or the
clubhouse parking lot.
Cars must be parked head-on in parking areas to eliminate the possibility of exhaust fumes entering the home.
Each “quad” or “six-plex” home owner shall be entitled to one parking space. When the space is unoccupied it is still reserved for the owner’s use and shall
not be utilized by another occupant, guest, or visitor without permission of the owner. Bicycles, tricycles, and mopeds are considered vehicles and must
observe the same rules as automobiles. They must be equipped with head light and rear light for riding at night.
Operation of motorcycles on village streets is prohibited. All state and municipal statutes must be observed.
As per resolution 01-03, no repairs may be made to any type of motor vehicle in driveways or private and/or common property.

Miscellaneous
Wash or airing lines are not permitted in the open. Lines may be installed in the attic or garage but must not be visible from the street. Blankets, quilts,
wearing apparel, etc. shall not be aired in the open.
Gasoline, kerosene, greasy rags, or other flammable materials stored on premises must be kept in an UL (Underwriters Laboratory) approved container no
larger than one (5) five gallon can.
Planting Guide
The purpose of the following rules concerning various plantings (shrubs, trees, flowers) is intended to provide residents with the greatest degree of
individual freedom relating to the location and variety of plantings consistent with achieving a reasonable cooperative cost of outside maintenance. By
requiring that plant groupings be developed with sufficient space between planting areas it is possible to maximize the use of machine work, thereby
continuing reasonable monthly maintenance fees.
No Planting Areas
To provide sufficient passage space for lawn cutting equipment, do not plant in the following areas :
Within (6) six feet of any foundation planting or building if there are not foundation plantings.
Within (6) six feet of driveway, curb, or walkway (except for foundation plantings)
Underground Cables
If any deep planting is contemplated, call 1800-272-1000 before digging to have the property marked so the utility lines can be avoided. Some of these
lines carry high voltage and serious injury could result from cutting a line while digging.
Corner Property
Plantings which obstruct the view of motorists at street intersections are prohibited.
Penalties
Blatant non-compliance or disregard of the Rules & Regulations contained in this booklet could result in loss of resident’s privileges and / or fines.
Signs
No signs of any kind shall be permitted on the interior or exterior of any dwelling unit, grounds or vehicle.
Solid Waste Disposal
Recycling schedules must be observed at all times.
Burning of papers or rubbish or open fires for any reason are prohibited.
Trash containers may not be placed at curbside before 4:00PM the day before scheduled pick-up.
Trees
Removal of trees, at the home owners expense, is permitted with a permission of the management office. Upon inspection, trees that are completely dead
and are not located on the common grounds will be removed by the Association.
Children / Guests
Visiting children are not permitted to play, unsupervised, around grounds of any home other then where they are visiting.

Visitors and children using Village/Clubhouse equipment, must be accompanied by a resident of Village 5.
Storage of Firewood
A maximum of one cord (approx. 8’ X 4’ , log width) of firewood can be stored at a dwelling, preferably in the rear of the property near the property line.
Firewood can be covered with a tarp that is tan, brown, or neutral in color (bright colored tarps are not allowed). Storing firewood next to your home is a fire
hazard and will attract termites.
Foliage Trimming
To prevent damage to siding, homeowners are required to keep the foliage adjacent to the home trimmed at least 10 inches from siding.
